We have been in our home for 7 years and I have used our tub only one time so I would prefer a nice cabinet counter or a bigger shower to fill that space. The reason people "want" whirlpool tubs, is because they have been sold on the idea that they are a standard luxury item in the bathroom. If you convince your buyers that a smaller bathroom with higher quality fixtures and finishes is the new standard for luxury, they will eventually catch on. Sell energy efficiency over size. Sell quality over quantity. Build around the older trees in your neighborhoods instead of clear-cutting and replanting. LOCATION, not square footage is the luxury to sell.
